Post adds in local paper. Maybe make some flyers and hand deliver them to companies that you would like to obtain as clients.

A good place to start would be with general contractors in the area. They may already have a cleaning company, but if you bid a job lower and do a good job, it could lead to more. By the way, with contractor's it would be clean-up when the job is done usually, before the homeowner's move in. If that doesn't work, they might give you a good place to look

Dirty the place you want to clean the night before. Go to the carpark and throw some garbage bags full of rotten fish everywhere, empty a few bottles of beer on the floors and doors, and spread toilet paper round the stairwell. Make sure there are no cameras.
Then show up the next morning with your business card!
