I didn't want to cut my agent from the deal, because she's a friend of a close friend, but I want to ask her to give me a small percentage of her commission towards my closing. Do you think this is fair?

If you signed a contract for her to be a buyer's agent, then you do owe. If not, technically, you don't.

But, we have been in this situation before as well. We found our house during an open house. The buyer's agent has more responsibilities than just finding you your home, in my opinion. If you are fine with performing the entire closing on your own (arranging property inspections, no hand-holding at the mortgage company, etc.) then go for it. I used my buyer's agent quite a bit. Plus the commission is paid for by the seller's agent.

I don't think you'll be making any friends by asking for a small part of the commission. In fact, I've never heard of it.

if she didnt find the house how is she ment to get a commision ! IF SHE OFFERD MAYBE. im might take the commision then, but no i would not take it,

just tell her that you found a home im sure she would not mind but if you leaveit any longer she would be disapionted in you.

If she showed the property to you you have to pay the commission. If she did not show the property then you must deal with the broker that showed the property. If there is no broker involved then you can do as you please. If the friend of a friend put in a lot of time with you you might buy her a nice brief case or Omaha Beef package as a token of appreciation..

I've paid realtor commission for selling
my home. But, I never paid a realtor
money for finding a home.
You better check into this.

If you signed a Buyer's Agency agreement with your friend, then you owe her the commission specified in the contract. If there was no contract, then you don't owe anything.

You should never, never, never, never, NEVER do any real estate business with friends.
This is a hardwired rule.
If you found the place on your own, you owe nothing unless you signed an exclusive agency agreement.
