All you need to do is "quit claim" your share of the property to your sister. This is done by a simple one page deed which is signed by you and notarized.

Quit claim your interest (via a title company) to your sister.

Make sure that you are clear with the title company that your sister should own 2/5ths interest and your other siblings each 1/5--- they may simply take you off title and then it would be as if each sibling had 1/4 interest.

Have a quit claim deed prepared and executed in the county where the house is. A title company will do all of this for about $100.

You best bet is to consult a lawyer or have your sister consult one. My mom was running into the same thing when my father was sick, she wanted to get him off of the deed and title. One thing that I remember her saying was that your name stays involved with things like that for I think up to 5 years and if they research your past they will find it.

Good luck

I am not a lawyer but you can hire one to do a simple quit claim deed and sign your share over to your sister. Or you can "sell" your half to her for a small amount of money.
