Indeed the genetalia is developed by week 12, but it is difficult to determine so early.
As far as the washer/dryer goes. Before I bought my house last year, I was renting an apartment and the washer/dryer rent was 30 dollars per month.
If you are going to spend 80 you would be better off going to the store and buying a brand new one to keep for years and years.

We found out the baby's gender at 20 weeks. They can tell as early as 16 weeks, but it is more accurate the longer you can wait.
$80/month for a washer and dryer sounds ridiculous. We just moved and bought a brand new set for under $500. Like someone else said, you'll pay that much in less than 7 months, and at least if you buy it you get to keep it for years. Our last washer and dryer set we got used, but they were easily 10 years old when we gave them away and still worked fine. For what you'd pay to rent them for 6 months, you can have two appliances that you can keep for a decade or longer.

12 weeks is way too soon to tell. It takes at least 12 weeks for the organs to be fully developed (sexual organs)
I have heard as early as 15 weeks but it is not entirely accurate. The best time to tell us between 18-22 weeks. It is much easier to see
80 dollars a month is way too much for a washer/dryer rental. I live in California (land of high prices and no money) and I am only charged 35.00 per month for the rental

If the washer/dryer is from one of the rent-to-own places, it is a rip-off UNLESS you are going to use it for a week then return it. Handy to have a company like that while one of your own appliances is being repaired.
Anyway, $80/mo is a huge payment. Check w/Sears or go to your local bank and get a real loan You can pay off and completely own a nice washer/dryer pair in less than a year at that rate.

The Sex of the Baby will depend on babies position mostly, but you can tell the sex at 15-18 weeks along.
The Washer / Dryer $$$ I wouldn't do it! personally because you can get Washer and Dryers everyday as a set for 100.00 and no payments! if you need more help let me know.

i know at home depot there are cheap sets that are around 200 to 250 a peice i think in the long run it would save you money if you bought one. think if you payed 80 a month dollars and you bought a $500 in a matter 6 1/2 months you would have it paid off. then it is yours to keep. if you rent then you dont have the avantage of keeping it. $80 dollars is way to much

it might be a little early to tell but maybe not it depends on the baby and its position. as for the washer dryer are you going to do 80 dollars worth of laundry a month? that'd be my answer if you are then get it if not save your money.

There is a old fashioned way of tell if it is a girl or boy!
Look this up I may be getting it backwards Tie some thread on a key and dangle it above your belly if it turns in circle it is a girl it the key moves side to side it is a boy.
Question 2. Yes $80.00 a month is good until you save up some money to buy your own.

80 a month is deff worth it with a baby on the way i wash bout at least a load a day just of baby stuff with my 5 month old. and you might get lucky i found out i was having a girl at 14 wk it just depends on how big the baby is
