My husband and I have 2 kids and don't make much money. We are working our butts off, and living with family, things aren't working out with the family and we need to find a place to move into SOON that we can afford. Section 8 everywhere is so full the waiting lists are forever long. If anyone knows anyting that could help us out please please let me know

Maybe the local housing administration has a list of non-section 8 but lower income housing options. Try the yellow pages for social service agencies..there are a few that deal with housing. You will have to make a lot of calls and work at it, but you should be able to get a little help somewhere...working through govt. red tape is never easy, but be patient and diligent. Good luck.

Since the mortgage isnt based on the amount the landlord earns (it is based on the value of the building and the amount borrowed), unless you find a soft hearted landlord, they will charge you according to local supply and demand with the intention of covering their expenses (and then some if possible).

You may try to talk to a local church official and see what they can do. Maybe a member has a place for rent and is willing to help you out for a set amount of time (say 12 months) with discounted rent.

Also, you can inquire with landlords about property management. If you are typically available to answer emergency calls, a landlord may "hire" you to be an on-sight property manager and deal with leaky pipes, rodents, collecting rent, etc. in exchange for a discount rent or even free rent. You typically need some experience doing this for the larger apartment complexes, so you may start with smaller buildings like 4-8 unit properties without a professional property managment company on staff.

The Hud office, Social Services, and other social service organizations have lists of apartment complexes that are Hud or section 8. Call any place that sounds as though they may have a list of section 8 housing. You may get lucky and find a section 8 apartment complex that has lists also. Be careful. If the complex is dirty and run down, don't rent. You may also want to check to find out how many crimes and disturbances the complex has had. There are good complexes to rent but there are also those that have child molesters, drug addicts, and just violent people living there. Research.
