If it is an older spa, there might be a hairline crack somewhere, and it will be hard to locate. If you can get to all the pipes, wipe them down with a paper towel, and see if you find a wet spot. Use a flashlight and look for water on the ground, until you find the leak. A drain valve, might not be closing completely, therefore you are losing the water. Good luck!

if you dont have a visible leak or water around your spa then the drain is leaking...if this is the case fixing that depends on what kind of drain you have and whether you can readily access the drain parts...if you have water around your spa then it is either cracked or the plumbing to the pump or jets is cracked or leaking....does all the water leak out or just below the pump suction port..you need to confirm how much leaks out how low it gets when it leaks to determine if it is a plumbing problem with your spa or a drain problem...

Well, if you don't have water showing up someplace, sounds like your drain is leaking through.

Fill it with just a small amount of water and see if the level drops.

i dont know much about it but two things could be the cause
one a faulty water valve allowing water to escape through when it should be closed
two syphoning action once water starts it wont stop
