I don't believe that you do. There are are bunch of -opoly games out there and they are not all made my Parker bros. Also, my school district (when I was in elementary school) created one based on our city and used it as a fundraiser. I believe they did the same thing again only a few years ago.
I believe that the name Monopoly is trademarked when used with a game and any of the games that use the full word "monopoly" are from Parker Bros. , but the terms using -opoly are not.

If your just using for yourself and not selling it, i'd say it would be ok.If you are planning on putting a game similar to Monopoly on the market you need to contact Parker Brothers.

If it's just going to be used at your home or in a classroom, I wouldn't worry about it.
If you're wanting to make something that you would market and sell, then you'd have to not use the name Monopoly, or the names of the streets and properties in the game....it could be the same thing, but different.

Ironically, it's not Parker Brothers...they have licenced assess to "OPOLY-type" games to a company called USAopoly. Check:

As long as you're not planning on trying to market it. They actually sell a blank game board with a setup like monopoly just fo people like you.
