QUit Claim deed "deeds out" an interest in a property that may or may not be a specific and warrantied interest; often used to convey a possible interest from an estate where the ownership is still being sorted out by estate.

Grant deed

An official document that is used to transfer a property’s ownership

A grant deed is the most common type of deed used to transfer property from a seller to buyer. Grant deeds are used for properties that are mortgaged and not mortgaged. Upon closing of the property’s purchase/sale, the title company records the grant deed at the county courthouse and sends the buyer the original in the mail. In order to use a grant deed, the property must be clear of any claims.

Reconveyance: When a borrower completely pays off the mortgage, the property is reconveyed to them from the lender.

Basically a quitcalm deed will give no warranty and gives the least protection of any of the deed forms. It releases the previous owner (seller's) interest in the property to the buyer. If the seller has no interest the buyer gets nothing and has no right of claim against the seller.
I hope this helps you.

He did strong deeds in his life. Do strong deeds those are sunnahs. eating, eating are prevalent acts of life. If we drink like Muhammad (saww) and do undesirable deeds then will eating water like Muhammad (saww) save us? Quit Claim Deed is usually filed when there is a divorce or end of a parntership in which one person wants to end their asset in a company, building or home.

For example in order for me to not be on the title of my ex-husband's house, I had to sign a quit claim deed. It allowed for me to be released from any rights on the house and allowed him to refinance the home out of my name.
