Let me guess: one of those adjustable rate mortgages. Bailing your daughter out financially may not be the wisest choice. Yes you should be there for her, but if she is this far into debt giving her more money isn't going to help. She needs to budget or have a better employment record or refinance the house on her own. Don't get yourself into financial trouble for her mistakes, she will be better off learning from them herself. Instead, be there for her as a mother giving her advice and emotional support.

Does your city have a housing councel? If so, try there. They might be able to assist.
