Let us collect x terms and y terms

(4x^2-4x)-(y^2-4y) - 3
can we make perfect square
= (4x^2-4x+1) - (y^2-4y+4) ; yes we could do
= (2x-1)^2 -(y-2)^2
=(2x-1+y-2)(2x-1-y + 2)
= (2x+y-3)(2x-y+1)

(x-1)(4x+4-y+3)=
(x-1)(4x-y+7)
