Probably not the best time to consider this profession. With the market and problems with the mortgage industry it has been a difficult market to stay consistently busy.

After classes you will need to work under a certified appraiser for two years. You can expect to be paid between 35-50% for you efforts. A busy week 50+ hours you could in earn at best $600-$800 per week. This would be for the first year, after that you could see $1,000 per if you are with a busy firm and good at what you do!

After 2 years you can be certified (if you have enough work hours) and you will not earn under 50% and could easily make $1,200 completing 8 reports a week.

Good job for having a flexible schedule and can make a decent living. Don't expect to make a great living for several years and that is if you are working for a good firm or are on your own by then.

Good luck

There are several institutions (colleges) and schools that offer Appraisal courses. The most available courses are going to be offered by local real estate schools. There are also several appraisal trade organizations that offer an educational curriculum, but they are targeted for a more specialized audience (such as experience appraisers). There are also on-line courses, but I recommend a local real estate school. I think the best learning can be done in a classroom, where there can be discussion about the textbook material as it applies to the real world. Just get a bunch of appraisers together and they'll never shut up. If you're new to appraisal and thinking about it, you can chat with some appraisers who have been doing it awhile. Most appraisal courses are 8 or 15 hours of class time, including a test at the end if you want the class to count towards your state license or certification.
