Mine do the exact same thing. I put them outside in a mostly shady spot by my porch all spring, summer & fall til it frosts. They do great. I bring them in for the winter & they start turning like that after a couple months. All I do is cut off the fronds that yellow & wither, keep watering & wait for spring. In the meantime, I always have new fronds coming up, so it never completely dies.

It is normal for palms to grow new green leaves on top. At the same time the lower leaves die off. That is how all palm trees grow and get taller. Thats why most palms have trunks with a pattern from old leaf layers. If its just not healthy, it could need more sun.

Usually this is due to over watering and lack of light. Make sure you are not drowning the plant and see if you can GRADUALLY move it to a more well lit area (note the GRADUALLY commment)
