I need to know where you are.
NO landlord is obligated to accept
a late payment. If they did, you are in good shape.
CAN the demand that you pay attorney fees plus late fees plus April's rental fee? NO
but they can ask for late fees.
[unless the lease agreement says they can collect legal fees WITHOUT going to court].
YOU are in better shape than you think.
with rare exceptions,
all landlords must
give notice when not paid rent
if stil no rent
the must go to court
if still no rent,
they get an evication notice.
if you pay either before court or
after the first notice, all goes back to
normal.
RELAX.
TALK nicely to the landlord. If they act like .......prepare to move.
or even buy a small house.
thanks for asking

Best advice - come up with the money - ask family if you have to. Get a job ASAP! I don't know what you did before but you need to get back in the game and make money. YES, they are serious, they will try to evict you for non-payment of rent. It's possible you'll come home one day and there will be a notice on your door saying "notice to quit premises" which mean they are kicking you out, or evicting you. This is not a good thing. Pay them and move in with someone else. Do something but try your best to not let yourself be evicted.

If it's written in the lease that way, yes, they can and in all likelihood, WILL, do precisely that.
I've been in your position and it sucks. Still, it is the way it is. You might try posting some things on ebay, or craigslist.org for sale. That might bring in some quick cash.
Also, you may very well have to find yourself a room to rent, or some other, cheaper option till you're able to get back on your feet. Or, you may have to advertise for a roommate in your own place (and charge them a deposit you can use to pay for this problem.) Even if you only have a one-bedroom apt, it's possible to do this if you live in the main room and rent out the bedroom. Not the best arrangement, maybe, but desperate times call for desperate measures.
Good luck!

Yes, they will start eviction proceedings if you don't comply with the terms of your lease. When you signed it, you agreed to pay your rent on time and in full. The lease also spelled out the consequences if you fail to do so.
Click the link below. The chart shows how the eviction procedure works in California. The laws in your state may be different, but the procedure will probably be very similar.

This is just standard procedure by the landlord.
Talk to them and explain your situation. If you're sincere, they'll work with you. Usually these notices are just to get you paying your rent.
Some folks will stay as long as they can get away with staying & not paying rent, usually 3 months, then move out late at night.
Talk to the local renters association, too.

As soon as you get laid off, you should go to temp agency to get work so you can keep your apt but
You did not get job for 2 months now so you can't afford your apt any more.
Yes they send it to lawyers . . .
Start now looking in the share rental listings so you can get a room you can afford. You do not want to be homeless because then you have no place to sleep or shower and it is very hard to get hired if you haven't had a shower.

They cant kick you out unless they have a court order.. if they kick you out it would be an illegal eviction..Get free legal advise and present your findings to them..
