I am not sure I understand the "non-national". If you are here legally on a green card I would any financial institution would evaluate you as any other person.

They are even starting to give credit cards to illegals.

A commercial mortgage will be easier to obtain as a foreign national. The loan is mostly conditional based on the property and the income stream produced by the property. Some commercial loans are non-recourse loans so there is no claim against the borrower.

Residential is a bit tougher but at the same time a foreign national can get a loan in the US. The bigger problem in that situation is the lack of credit history
