Getting a commercial real estate company to list it and get it on MLS. That is the kind of property someone might buy in a 1031 exchange, a buyer from across the country who you'd never encounter unless the property is listed with MLS.

I just sold my store and even though I tried many different methods of advertising it, a guy driving down the highway saw the "For Sale" sign and bought it. I tried the Internet, Nation Wide milti-listings, many newspaper ads, the whole boat. In the end it was just a little sign in front of the place.
