over 18 but probably 21 as you will need a credit history and a source of income that will qualify you for the mortgage and a credit history of at least a year.
Contact a lender and see about getting pre approved.
Preapproval will save you alot of time and energy as it will tell you if you can get a loan and if so for how much. If they turn you down for the loan, they will tell you why they are turning your down and you can work on whatever aspect they deem risky!

Usually you have to be at least 21 but normally about 25. Otherwise how could you afford it? It takes time to save up a down payment and find a job that pays enough to buy a house. Also you need a credit history before a bank will loan that kind of money. However if you have a trust fund that will make the payments you can buy a house when you are 18. Mos people buy their first home when they are around 30, give or take a couple years.
