I used the local newspaper. I also put in there a statement - Agents 3%. That way if an agent had a buyer they would get 3% commission instead of the 7 or 8 .
Go through the house and look at everything. Remove anything that could be considered as a negative. Clean everything and repair everything. Make the house ready to move in. Remove all clutter, it makes the house look smaller. When you are showing the house, bake some cookies and leave them out for the future buyers, the pleasant aroma will put them in a good frame of mind.

Put an ad in your local newspaper. List the important things, especially what's new or fairly new. Make the ad as attractive as possible. Also, put a nice sign in your front yard, with your phone number on it. Make sure the writing & numbers are large & easy to read. Pick two or three days of your choice, preferably during the weekend, & put out a sign that says "Open House" & list the dates & hours on the sign. Be ready to let people in when they show up at your door. Once you get an interested party, who wants to see your home, set a time for them to come, the a couple hours before they arrive, light some candles through out your home. Nothing too strong or perfumy. I like the "Apples & Cinnamon" candles that Glade makes. I had a realtor tell us about burning the candles. It creates a nice atmosphere. Best of luck!!!!

Yes, definitely the MLS. Your house will then have access to so many more home buyers in your area. Advertise with signs with balloons, etc. to attract the buyers. Make sure your home is not at the high end of homes in your neighborhood or it will just sit there on the market. People in my neighborhood have taken their home off the market due to slow sales. The prices went through the roof and then crashed. Nobody who bought high is able to sell their home due to their mortgage balance. They'd lose so much money if they sold at today's market rate. Make sure you have good curb appeal. Trim the bushes and put on a fresh coat of paint, if necessary. Have some cookies baking in the oven during your open house. This will make people think of them living there and doing things like that with their family. Good luck.

Put yard signs with the village permission and show the direction put the address in bold and put it 25=40 ft ahead of the turn so they can plan to turn into the side your house is in

I have seen houses listed by this company. They apparently give you signs to hang as well when listing your house b/c the one I saw had a sign out from, which is how I heard about this website.
