sINCE IT IS IN A mOBILE hOME PARK THERE IS PAD RENT Can't they force (by law) me to pay even though I don't live there?

If the home is in the MHP, then you must pay the lot rent. Have you asked the park owner if they'd like to buy? Also, unlike regular homes, the mobile home will depreciate. So you might be prepared to take a loss. OR, Offer it for sale and have it being moved as a condition. If another wishes to buy, the the banks would require a foundation and solid underpinning like blocks or brick.

I am not sure that I understand your question completely but I'll give it a shot anyway. If your mobile home is in a park and you don't live in it, you do have to pay rent for the lot it is on as long as it is there. If you want to sell it, put an ad in the paper and online (they sell em on ebay) and state that whoever purchases it has to move it.

If you mobile home is sitting on a pad that charges rent, then you owe the rent. If you are not able to sell this home, you could consider renting it to someone else for all costs. Or you could walk away and let it go.

I don't understand your question. Are you talking about the land under the mobile home? That is usually leased, not owned.
