and the vendor needs to finish some things off. We have had the offer accepted, survey completed and mortgage offer in place we are just waiting to complete.

What are my legal rights to ensure finishing touches are completed? (Eg the floorboards and banisters have to be varnished?)

make a snagging list of outstanding works on the flat. Bring them to the attention of your solicitor who should include a clause in the contract for said works, then you will have legal comeback if it is not done.

I'm assuming your in the UK..but I'm sure its the same as the US. A purchase contract with stipulations has to be signed by both parties and abided by.
