I was wondering, if any one knew any ways I could go about to purchase an apartment complex any none tradiditional ways angle investors, unions ects? And please no smart alec commants! I need people who are in the field of real estate and what they are talking about.

Cash money, it's not traditional and will get you the complex. But I would work on your spelling, or use of the built in spell checker, and grammar before you buy apartments. Paperwork can cause you a lot of trouble with tenants if you misspell things and put sentences together like a third grader.

The best way without money or credit to find a distressed owner willing to owner finance or use other creative financing. By distressed I mean, the owner may be going through a divorce, dissolution of partnership, burnt out and wants to retire, etc., etc. Check your local paepr in the for sales section for key phrases like, owner financing, no money down, owner will carry, distressed sale, or any of the like. Non traditional ways are hard to come by, especially for profitable properties.

Your best bet is to find a distressed property with a motivated seller who will sell you the property on land contract.
