That depends on a variety of things. How busy the appraiser is, how complex the appraisal is, how many days he committed too, whatever. Regardless, a good appraiser will tell you when the report will be completed when they accept the assignment or communicate any circumstances to the contrary. There are some legitimate reasons for a delay, but laziness and poor time management are not.

It depends on how busy the appraiser is and how easy or hard it is to find comparable sales for the property. If there are sales similar to your home or the home you're buying in its area, then it shouldn't take too long. If it's a unique property and a search is needed outside of its market area, then it might take longer. There are times when I can get an appraisal done in a day and then there are times when it takes me three or four days to get it done. It all depends on the sales and how detailed the report needs to be.

depends I'm waiting on one right know i was told within 24 hours and it's been 4 days.
