Keep in mind if you're in business the customer is always right. Have staff listen carefully to complaints and assure the person complaining that they will address these issues with their supervisor. Have them always be calm and polite in any interacting with a guest. Bad word of mouth spreads faster than any advertising you could do.

Each situation is individual. Meaning, you need to investigate each situation and find out what actually happened. Is an hour typical to wait for room service? Did he place the order during a rush period? Did someone not show up for work? The same for the laundry, what could have happened that caused it to be returned late? As for the room boy, what does this guest consider 'rude'? Did he not do a tap dance for the guest, or did he roll his eyes when he asked him a question? The mood of the guest could alter his perception of rudeness or politeness. Dont chastise the room boy before you find out what happened.
You need to let the guest know that an investigation will be done to find out where the problems lie and how things could have been done differently so that he (the guest) would have been satisfied. Let the guest know that everything that could be done will be done so that those situations never happen again, as their satisfaction is the goal of your hotel.

GUEST: I feel as though I'm being taken for granted once again!

STAFF: Oh, I'm sorry, why's that?

GUEST: Well, let's see... I had to wait an hour for my room service, my laundry never comes on time, and the room boy is rude! I am not used to being treated like this!

STAFF: All right, I'll get the room boy down here...

GUEST: I think that's extremely unprofessional of you. You need to be dealing with this.

STAFF: Yeah, hold on a minute, the room boy is on his way.

GUEST: Well, frankly, I don't know how you stay in business, treating people like this...

(room boy arrives)

STAFF: Hi Room Boy, we have a complaint against you.

ROOM BOY: What's that?

STAFF: (to guest) Could you tell the room boy why you're upset?

GUEST: I shouldn't have to deal with this!

STAFF: Please...

GUEST: He told me-

STAFF: Not to me; to room boy.

GUEST: (to room boy) You told me I'd have to wait an hour for room service just like everybody else.

ROOM BOY: So what?

GUEST: That's unacceptable!

STAFF: (to guest) I gotta be honest with you. You're a pain in the ***. If I were room boy, I'd have shoved a ************* fork down your throat, princess. You think we need your business? We are a very wealthy hotel room. We treat everybody with equal respect and not a bit more. Do you see anybody else bitching?

GUEST: I'm leaving...

STAFF: Don't let the door hit your *** on the way out.

GUEST: I'm going to tell all my friends about this.

STAFF: If they're anything like you, we don't want them here anyway. **********...

I am so sorry, sir. I will be sure to inform management, so that these problems can be resolved.

Well, I won't be staying here any longer.

Sir, I can assure you that this is not the policy of our hotel. Let me speak to my manager, perhaps he can suggest some sort of retribution. I will get back to you promptly.
