is it advisable to do so, what constraints would it have.
Is it true if they are no pillars the first floor should have similar plan as ground floor and one cannot deviate much with the rooms plan.

Someone advised to bring down the whole house and start constructing with pillars.
My house is 25 years old and is in Hyderabad.

In Normal soils , First floor can be constructed on existing load bearing walls. If it is existing on a filled up soil , proper soil investigation is necessary.

It is also necessary to study the wall & foundation conditions to know whether it has got already any foundation settlements and any other cracks and capability of receiving one more floor.

If the walls are not less than 9" thick and if there is no fatigue or cracks or settlement
already, First floor walls can be constructed exactly over the existing Ground floor.

Even it is possible to introduce new RCC columns by the side of existing walls and construct a beam and column structure to proceed with First floor and strengthen the existing Ground floor.

It is better to take one experienced Structural engineer to your property and take his advice after thorough inspection of your property for proposed additions/ improvements.

You should ask an expert whether the house really needs to be razed and constructed again. IF the first floor is strong enough, you can build the first floor but only after consulting an expert who will examine your house. However , it would have a high possibility to be destroyed by an Earthquake or any other disaster.

the Qutab Minar has no pillars and of course the Charminar
but it does not guarantee you to build another floor on your existing home
it depends on the soil it is constructed and the type of material used in the construction of your old house. so it would be advisable you consult an architect.

Good luck

If you are going to have a terrace or another floor above your 1st floor then you need have plan similar to ground floor. If you are having only a roof(if not concrete) then you do not need any extra pillar. Normal support beam would do.

no, if the joist that run continuously to the exterior walls were sized & placed properly ( usually doubled under upstairs wall ) then it should not be a problem

if the house is existing/allready standing, sounds like big problems!

this is not one of those, I think i'll reframe my house today things, is it? you will need an engineer to stamp plans!
