WOW! Well, my previous landlord was an absolute nightmare! The place that I rented was a gorgeous older house with great wood floors and high ceilings. We had all sorts of problems. But it all started the day that we moved in. When she showed us the apartment she assured us that she would clean before anyone moved in. There was dust and cobwebs everywhere, and they were still there 2 weeks later when I started moving my furniture in. I called her out on it and she denied that she ever said anything like that. She also said that she would fix the screen in our porch door before we moved in, but that was left undone as well. 2 weeks later she finally did fix the screen. I lived in a pretty bad neighborhood (no choice, I was in college) and my roomate and I had continuing problems with getting the door locked and unlcked because the door was warped and was sticking. So we called her, she said that she would come out to look at it. She didn't even show up until a week later, and she only brought WD40. I had told her over the phone that I was sure either the door or the lock needed replaced. So then she said she would come back over with some tools. She then preceded to replace the screws that were holding the doorknob on. That didn't do any good. So we called a 3rd time and she said she would have someone over to look at it. All during this time, we had to leave our door unlocked because of the messed up lock. After calling her 6 times
(and her never calling back) I finally just said that I was going to have someone come out to look at it and have tem send her a bill. She called right back and the next day someone was out to fix it. I have so many more stories, but I won't bore you.
Oh, and, (even though I shoud have probably settled this before we signed the lease) because t was an older house with three apartments (one on each floor) she paid the heat and split it up in fair percentages each month, except for the fact that she never showed us a bill from the gas company with the figures, so she could have added any amount that she wanted on top of the advertised rent. It started as a minor fee and we asked her at the beginning if it would be a flat rate, but then later we received a letter from her saying that she was upping the additional monthly cost for heat because of the increasing gas price...which I understand completely, but it would have been nice if she would have sent us a copy of the invoice so that we knew exactly what we were paying. I am sure she "rounded up" and pocketed the rest of the money. We totaled everything and we think that she was receiving about 500 bucks for heat a month!

That stinks.
In my first apartment (I was 18) the building was sold so I ended up with a bitter old woman as my landlord. Once she showed up a few days BEFORE the rent was due and asked for te money "because she was going to Walmart." Um, no, I don't have to pay you early so you can shop. Oh, and she attempted to use my electricity to remodel another unit. And she "remodeled" my unit and removed two windows, just drywalled 'em up like they were never there. And when the upstairs neighbors had a leak that soaked a stack of quilts in my bedroom, she told me "You shouldn't have all those there." Like I'm not allowed to have extra bedding. And, the big kicker, she kicked me out with one days notice the week before Christmas. I had to dismantle my Christmas tree and everything. :(
I sent her anonymous "You're a bad person" cards for a few years. Man it's good to be a homeowner.

Be sure to document every instance of this jerk's behavior. Specifically, make a list of every time you've asked him to fix something (time, date, etc.), and make a list of every odd action he takes, like the 10:00 p.m. drop-by rent request.
If the behavior gets worse, then you'll need the documentation when you contact an attorney.

My favorite was the manager that had us fix things ourselves. If the sink was backed up, she'd loan us a plunger. When our front door lock didn't work, she gave us a new lock set and told us the instructions were in the box.

Dissatisfaction is a great reason for "change" so if you're really unhappy in your present situation with your landlord it is time for you to relocate so that you can finally find peace.

If the rent is late, even though the post office may be responsible, he has no way of knowing it. It is your responsibility to get the rent pain on time.
