He assured us that he is not selling our place - and we trust him - he has always been very honest and up front with us. He says many people have wanted to buy the house in the past but he loves it and does not want to sell.

He could have had an appraiser come because he wants to increase his insurance coverage or determine a fair market value of the property in dividing assets amongst his heirs.

Asking for the utility bills makes no sense unless he is selling.

He is selling it.
The utility bills and the appraiser are big give away signs that he is selling.

The utility bills establish average utility costs, and the ONLY reason he would need that is to sell or if he plans on listing the house.

A living will would only need the appraisal, not the average utility costs.

How iron clad is your rental agreement? Do you have a rent to own clause? Because then he would need to notify you if he lists the house for sale, otherwise you might be out at the end of your lease.

If he owns the house, he should be able to get them from the utility compnay. If you do't keeop the stubs from you bill, go though your cancelled checks.
If you have a lease, hopefully he will have to give you ample time to find a place if he breaks the lease. Good luck

If you told me he had a Realtor over, I would say he was selling. The fact that it was an appraiser, i would say he is going to refinance the property. I would not worry.

Maybe they think that the utilities have been in someone elses name, or they want to see how much utilities are each month. They may want to go to to all bills paid.

For his living will? If he isn't selling now, he's getting it ready to sell when he dies.
