if my average price for a house was £112k.....could i sell it for £125k.....if someone was willing to pay the extra would there be any impediment to that?

Appraisal could be an issue. If the property is only worth 112k, thats all a lender will loan to a buyer interested in buying the property. If you find a buyer who can make up the difference with cash at closing, then you're fine.

that's just it - if they are willing to pay. They'll get it valued, they will be told it's worth 112K or less, and then prob make you an offer for that valuation. Unless of course they are paying cash and don;t have a valuation.

cant remember figure but stamp duty may be applicable on 125k
