French intervention late in the War. The French Navy broke the English naval blockade of the colonies.
American soldiers fought using guerrilla tactics.
The English could not sustain or supply its troops half a World away. It was draining the Empires treasury to fight against the colonies and the French were knocking at the door. England need its troops and ships at home to counter the French forces.

A successful insurrection requires two things. Support (or at least neutrality) from the local population. An external conflict drawing armies/resources away from the occupying force or active support from abroad.
1. Political organization. Patriots, by a mixture of activism and force, took control of most local political organizations, from town halls to state governments. By controlling the political institutions at nearly all local levels, they could enforce obedience to "the cause". Except in portions of the south, to be a Tory meant loss of all property, risk of death or arson, etc. So... everyone became a patriot. Or at least pretended, which was virtually the same thing.
2. Irregular warfare/militias. Wherever the British marched, militias were virtually stamped out of the ground to meet them. Without the cost of maintaining a standing army, the Patriots could confront the British wherever they went, and flow back in behind them when they left. Britian controlled only the ground under their feet.
3. French intervention. By breaking British control of the seas, we were able to blockade Cornwallis, forcing his surrender. Much like the Tet offensive in Vietnam, this loss made England recognize the war was unwinnable.

One of the main factors was that they kept the British army divided - one of the army was busy tracking Washington, and the other half of the British army was busy fighting a guerilla war.
The British army was a powerful fighting force when it was organised and concentrated - but once divided and scattered, it was easily picked off and routed. Guerillas also made easier attacks picking off supply wagons that were busy being despatched between the two British armies.
Long lines of communication between the two armies, once disrupted, prevented the two halves from co-ordinating attacks and therefore from implementing British policy of quelling the revolution.
Divide and Conquer - the main aim of the game.
