The commission is ALWAYS negotiable so it will vary from Realtor to Realtor. I would say expect to pay between 5-6%.

It depends on what state and in what office you work, not to mention how many parties are involved

Suppose for a second that you work in southern NH (like me) and that your office charges your sellers 5% commissions. If a buyer represented by their own agent purchases the property you know have a 4 way commission split

2 Brokers (selling agency/buyer agency)
2 Agents (seller/buyer agents)

assuming an equal 50/50 spilt each person could expect 1.25% commission of the sales price.

Between 4-6% for BOTH the buyer's and seller's sides. This varies depending on the skill of the broker, the local market, and the property itself. It may also vary based on who is selling. I once represented 4 brothers settling their father's estate and never worked harder in my life. There's no way I would discount a multiple bene/trustee sale again!

I work in a commercial real estate brokerage and the common current % is 4-6%.
