What is the most effective, and cost saving way to put your house on the MLS, if you do not to have a realtor?

The MLS is the combined listings of all Realtors in your area. The only way to get on the list is to be listed by a real estate agent. If you shop around you can always find a bargain broker to list you for a few hundred bucks, but theres a lot more to it than that. Interview a few agents - we add enough value to a transaction to more than cover the value of the commission. Between shortening your marketing time and protecting you from lawsuits, it is a great investment.

You can't. Only realtors can add homes to the MLS and they CANNOT list FSBO's.

There are some realtors that offer flat fees or "1% listing agreements" but you still have to pay 3% to the buyer's agent.

If your house is on the MLS, the buyers agents will NOT show it unless they get their 3%. Why would they? Expect to pay a 4% total MINIMUM to get it on the MLS.

There is NO WAY you will put you house on the MLS- we as Realtors PAY our dues to have the privilege of listing our homes for sale in the MLS. Now idf you want to realy list in the MLS- hire a real estate agent- they will gladly put it in MLS>

There are brokers who will list you for about $400, but you do run into a problem.

Many real estate agents refuse to show listings that are on the MLS "by owner". They know they won't get a commission - or at least not as much of one. And they know they have to deal directly with the owner,which is more difficult than dealing with the seller's realtor.

I'm not saying it isn't worth doing - it is. I plan to do this myself shortly. And if I don't sell it ina reasonable amount of time on my own I'll try to work a deal for a reduced commission with someone.

Ask a few Realtors. Most will list you for little to nothing, as long as you name yourself as the contact person for appointments and questions.

I have been searching for a house and like to stay with for sale by owner. tried craigslist but nothing there.
