Wow, now thats an interesting cluster of bad answers :)

All foreclosures in the country are listed by HUD at www.HUD.gov.

Do not let someone else here scam you by telling you to go to another paid site with outdated listings, HUD is the government agency responsible for all foreclosures and all listings are provided free.

Realtors are then hired to list them, so when you find one you like on the HUD list, go to Realtor.com and look up the address to see photos.

Most Realtors pay a fee for updated foreclosure information from a reliable source and its online, they log in and can view all the information on a particular property. Also Title Companies supply them with lists of properties that are under foreclosure.

I would advice you to call a Realtor and ask him if he has expertise in that area, it wont cost you a penny, and if you decide to buy it wont cost you a penny to use his services. Remember owners/sellers pay a commission to their agent, who keeps it if he procures a buyer or splits it with another broker who procures a buyer.

Escrow follows the instructions of both parties and issues a check at the close of every successful transaction to one or both brokers.

You are a moron what good will it do for her to visit the Hud website, the only true person who can provide her with value is a licensed Realtor, she needs not waste her time doing her own research where is not merited due to inexperience in a particular area of subject matter, so my advice to her and to you is to go to the appropriate professional with all correct information and answers.

Oh, and for your information if you had read my advice carefully you would see that in no way shape or form am I advising her to pay a fee for foreclosure information, I am saying that Realtors pay a fee for updated information because the Title Companies give them very little information in their lists that they provide for free. Realtors have the option of paying for information that is current and as it changes status.
