I would really like to get out of my lease mainly because Im tired of my roommate's BS. My lease is up in August, but I would like to get out of it ASAP. Then I will plan to start another lease somewhere else in June. What's the best way to handle this? I thought maybe if I call my landlord and tell him Im willing to work with him, and im not worried about getting my deposit back. I just want out of that apartment.

Definately talk to your landlord, they'll usually work with you. He may even have another place for ya if you've been a good tenet. Let your roomie know too, he may know someone who could take your place and save you from losing your security dep.

Your on the right track with talking with your landlord. You must read the terms of the lease,and see if this can be done. The lease is probably in both your names? Can your roommate handle the rent by herself? If she can he will probably wortk with you in this matter. How ever you should talk with a Laweyer that handles lease agreements and get his advise on this. Just to be own the safe side in case latter own your landlord changes his mind and holds you to the rent for those months. Make sure every thing is writing and noterized.

Most leases must be paid until the end of its term. This means that if YOUR name is on the lease, you are responsible for payment until the expiration date on the lease. However, you (I would if were on your shoes) should contact your landlord, explain your situation, and make arrangements with him/her, always remembering that the WORST scenario will be you paying the remainder months, and loosing your deposit! But IF the main concern is getting OUT of there......loose the money (you can always get it back somehow) but not your senses! Check the Landlord-Tenant Law in your area to check your rights!
