G'day,
I'm assuming that you are an international student? If you are, the best alternative is to contact the accommodation officer in the institutions that you want to study. They can assist you in getting the homestay accommodation that match with the profile that you filled in the application form (make sure you fill in the form properly). They will also inform you the general rules of homestay living.
If you are more interested in shared accommodation, then the best thing for you will be to stay in one of the temporary accommodation (eg, hostel/motel) closest to your institution. Once arrived, you can then find friends or fellow students looking for shared accommodation as well. Of course the best thing will be to have a friend already rent a place and have it ready for you when you arrive :)
However, please be advised that if you are under 18yrs old, you HAVE TO stay in a homestay as part of your student visa agreement. The advantage of homestay is that it helps develop your English skill as well.

Besides checking the website, www.realestate.com.au, you should check where you are going to work or study. Check the public transport available unless you are planning to get a car. Even then, check whether any parking lot is available with the accommodation.

Check out www.realestate.com.au and search under the orange 'shared' tab. This will give you a few options.
