Option 3:

1 bedroom, 1bath, 1 covered garage next to building.
480 sq ft plus a covered patio (120 sq ft)
Lot size 1400 sq ft (can not be utilized for an 'add-on')
Located in a GOOD neighborhood.
HOA fees $40/month.
Commute to work 16 miles one way. (35-50 minutes with traffic.)

Option 1: it has 2 bedrooms which you need since you have a child and 2 bathrooms is a plus it may be more but it is in an okay neighborhood
You really don't want your child growing up in a so so environment and 1 bedroom just isn't going to cut it

Number 2: It's detached which is a MAJOR plus(you don't have to worry about your neighbors' noises as much), and it has a backyard. It's closer to work and there's no HOA fees, less you'll have to pay each month. And in the future if you want to add on for a second bath or such then you have the room because of the yard.

Option 1, because it has two bathrooms and seems to be in a better neighborhood than option 2.

Option 2...it's detached, your neighbors won't hear you, and you won't hear them through the walls. The potential for adding on and upgrading; the back yard,and your child growing up with a back yard...these are the pluses. It will become your sanctuary after the commute and you are saving $2-10k to put towards the upgrades/additions or just pocket until later.

Option 3 is out of the question if you can not buil on there isn't enough bedrooms... option one is wayyyy over priced when it really doesn't seem to have that much more going for it so i would go with option 2

Option 2 looks good, you have "privacy"...noone directly over or under or beside you...what's a HOA fee?
