650 sq ft, with a back yard 2000 sq ft.
Located in a just So-so neighborhood.
No HOA fee.
Commute to work 20 miles one way. (50-60 minutes with traffic.)

Option 3:
An attached single family house, built in 1925. $302,000.
1 bedroom, 1bath, 1 covered garage next to building.
480 sq ft plus a covered patio (120 sq ft)
Lot size 1400 sq ft (can not be utilized for an 'add-on')
Located in a GOOD neighborhood.
HOA fees $40/month.
Commute to work 16 miles one way. (35-50 minutes with traffic.)

Option 2 especially if it is not in a HOA (just leave a little early for work ~ find a gym nearby work, so that you could stop in on your way there or way home to avoid the traffic).

If you are purchasing something that is in a HOA then you really should read all the CC&R's and Rules and Regs before you do. Maybe you could attend a BOD meeting before you buy or atleast talk to some of the neighbors about it's policies.

I would choose # 2. Houses constructed during this time period used good quality materials and builders took pride in their work. You have 2000 ft. to have some place for your child to play and space that could be used to add on another bath. Another positive is no HOA fee for say $40/month for one year would be $480.00,for ten years 4,800 i.e.

Option 2...a step down from option 1 as of space, but it will save you some time going to and from work and the yard would be great

All of those sound really small in terms of square footage and all are quite expensive considering the size of the property. I guess Option 2 seems best though.

has to be option 2, its better than option 1 but option 3 only has 1 bedroom and cannot restructure,

you must live somewhere expensive cause i would never spend 300000 on a house, but if i had to choose i would have to say option 2 it seems the most reasonable big yard you could build on and at least it has 2 bedrooms
