I think Rosemary bashed him on the head and grayson threw him out of the window. If you watch the murder again he come out of th ewindow with blunt force Rosemary is not strong enough to throw him. Motive no money about to loose their home and graysons gambling debt.
Rosemary could be a man in drag as she does look like one though lol
