Sales $256,000
Labor $45,000 or 18%
COGS $56,320 or 22%
Overhead $46,080 or 18%
Rent $53,760 or 21%

Profit is 54,840 or 21%

For a quick service restaurant, this would be awesome. It is hard to evaluate further without additional information. COGS is very reasonable as 30-50% is not unusual in the food business. Labor is reasonable. Overhead is very high, and likely there is some opportunity in this. Rent may be better spent procuring the asset rather than leasing, but without further information of the company's financial health and strategic goals, it is inconclusive.
