I live in Ca just bought land there for an investment.I heard it flooded there this winter.I want to buy more land can someone help me out?

I've been there many times over the last 40 years, My wife and I used to go dancing there at the Wagon Wheel Inn. I have been fishing on the lake 3 times. There is a place on the river before getting to the lake were you can go tubeing. From I.H 35 you go west and its about 16 miles to the lake. It's very lovely country and a senic drive.
