Note: I am a REALTOR, so I am not looking for answers from REALTORS hyping themselves up, I am trying to get a general sense of how the public feels about us. There seems to be a lot of negativity towards REALTOR's, and don't understand why. Just looking for the general publics point of view. Thanks!

Because a lot of realtors don't listen to their customers or don't want to deal with first time homebuyers. When I was looking for a house, I kept getting shown little cookie-cutter suburban sprawl crapholes, when I really wanted an older home with original features. The realtors showed me what THEY wanted to sell, not what I wanted to buy. So screw them.

Some people think that Realtors only write a contract and wait for closing. They don't see the hidden work, i.e., identifying a good termite inspector, sitting in a house during a home inspection, driving a host of clients to the house for a viewing, advice, getting tons of info to the closing attorney; assisting the loan officers; marketing.

When I purchased my home which was in foreclosure, the term Buyer's Agent was really known about, so I used the Seller's Realtor. Had I had representation, I would have asked more questions, i.e., how long it had been on the market; known that the basement and back yard floods...

If you want someone to stick a sign in your yard, post an ad on the over saturated mls system and wish, hope and pray for a buyer while tying up your property for 90 to 180 days...then you should use an agent.

Bottom line...Time is money. People don't like to waste either of those things. Why pay thousands to an agent when people are figuring out how to sell their property FSBO to motivated/qualified buyers and investors.

There is also not that much "Prestige" in being a real estate agent. They are a dime a dozen nowa days and they earn an average salary of $40k per year. If you throw in the part timers..that number goes down to $35k per year. Real estate investors make that much Per Deal.

Real estate agents have their hands in the money every day..yet most of them just fail to see the light.

Matt, it seems we need to do a better job at marketing our level of expertise and experience to be valued. Yes you can find alot of homes on line, but do you know the background/history, or community? They still need us. What they don't seem to understand is that by going to the "Listing Agent", may be determental to them. They need representation just like the seller. But hey, we both know that our world of real estate has become "walmartized". Everyone is looking for a deal, not to purchase a home.

The Internet has caused a phenomenon called

'disintermediation'

in a number of buying/selling areas, most notably big-ticket sales such as houses and cars.

There are fewer transactions for which professional help is required or even beneficial.

If you can see the 'writing on the wall' as far as the prestige associated with real estate brokerage, it may be best for you to segue into a field that uses your talents in a more highly appreciated way.

I would use one because I would have NO experience buying and would want some guidance. If I had experience and thought I could do things on my own and save, I probably would. Buying in a market I wasn't familiar with would also influence me to seek help regardless of my level of experience.

If you are indeed a Realtor, then you must not be very busy at the moment trying to list and sell homes (wouldn't want you as my ahem, Realtor), if you have the time to sit here (especially on a Saturday) and ask a question to which you should already know the answer. No wonder houses are not selling with Realtors (ahem) such as yourself sitting around wasting time on Yahoo!
