I have a two bedroom. no chimney. medium backyard. beautifal front yard. one garage door. and two bath/restrooms. and one bath tub.

My parents are tryingto sell this house and we are afraid that no one would buy it so, we need help on trying to sell this house and what we would need to do...

Watch the television shows "Sell This House" etc. on HGTV or TLC. They will show examples of how to set up your house to it's best advantage.

Neutral colours, take away all personal clutter, make sure it's clean & tidy, get rid of excess furniture to make it look bigger & make sure the yards are tidy - are all tricks that they show.

The size of the house shouldn't matter. There are always people looking for a place that's a bit smaller - a retired couple for example. What matters is how it is presented.....good luck. You could always get the advice of a real estate agent. They know what sells & how to best achieve it.

There is a buyer for everything -- if the price is right. The first think you must do is determine what price you can get. Look at sale or asking prices of similar houses in your or similar neighborhoods. You can get them from your local newspaper or calling people who have houses for sale. Once you have an idea of what you think would be a ballpark price, if you have no idea how to go about selling, you should contact a real estate broker who is active in your neighborhood. Drive around & see who has signs in front of other houses. You want someone who has other houses for sale in your neighborhood because they are more likely to bring prospects around to an area where they have several listings in the same price range. You will be asked to sign an exclusive listing or exclusive right of sale agreement, giving the broker the exclusive right to list & advertise your property. Do not sign a listing agreement for more than six months. The shorter period, the better. For reasons too complicated to explain here most sales activity will come at the beginning and at the end of the listing period. Good luck.

This is only answering PART of your question. To get an idea on the value your home is worth, go to http://www.zillow.com and http://www.realestateabc.com You will have to use your own comparisons to get an idea of the value of your home.

To get the best idea on the value of your home, look at properties that have sold recently (within the last year is ok, 6 mos is better) that are similar to yours. Make sure the comparisons have the same number of bedrooms and bathrooms, and square feet.

I suggest you allow your parents to handle this. They should contact a qualified Real Estate Agent (Realtor), and proceed from there.
