other than the closing papers, do i need any documents at the closing if i get a short seller?

You will need an escrow closing officer. They will walk you through the closing, to include finding a title company to cover the title work.

If you find someone you might also need a mortgage broker to find your new buyers a loan. Call one from you local telephone book. This procedure should take about 1-2 weeks if everyone is on their toes and working as hard as they can to close the loan.

I am assuming that you have the short sales package from the lender completely filled out and it has been accepted by the lender. If not before you do anything you need to get the short sales package.

the banks approval. You have to be sure that the bank will allow the sale and what commission they will pay, if any to a realtor. then get it in writing in a demand that the escrow or atty. will use with the title company to pay off the loan.
