The basics -have a clean, sound surface before painting. If needed, clean the surface with bleach or TSP. Scrape any loose paint and use primer on bare spots. Use quality brushes and have a stable ladder(s).
Next, go to a real paint store and buy their best exterior paint. It will costs you 2 or 3 more than the Home Depot Brand. Have them add a mildewicide if it's needed and be prepared to apply more than one coat for best protection.
When you start adding up the costs and effort needed, you quickly see why there's a big difference in price between professional painters and the local guy that advertises on a piece of cardboard.

The key is in good prep work- scrape (or pressure wash) all loose pain off first.

Hit the bare spots with primer.
