remember this: you get what you pay for. maybe by not paying, or not looking at the sites where you pay a small fee for what you need, you are losing out on finding exactly the type of form you need.
now, i have to ask you: why in the world don't you have a buyer's broker? why are you going on this all on your own? go to a Realtor (r). it doesn't matter if the seller is a "FSBO," meaning "for sale by owner." because the two of you, without agency representation, may be sorry that nobody was around to watch what happened to each one of you, and when. you may write yourself into a disaster. if you hire a buyer's broker, it will not cost you. they will call the seller and get an agreement to get paid by him when the deal closes. then, being the nice person i am sure you are, when it comes time to sell, you will call your buyer's broker first, since we are able to act as buyer's, seller's, as well as dual, agents. AGENCY is the key word here: get someone to represent YOUR interests over those of the seller!
your Realtor(r) will have all the forms and riders that you will need to do the deal. you will not be charged for them. your Realtor (r) will explain all the forms to you so that you can rest assured that the ones that are used are those that have already been approved by the best of the best real estate attorneys, and are fair to all.
if you walk into a real estate office and ask them for their forms for free, you will get some of them, but any good Realtor (r) is obligated, by copyright laws of the forms, as well as by our membership to the National Association of Realtors (r), to clearly mark them as SAMPLEs. they are not really too usable for your purposes. we pay out of the nose for all these service-related memberships.
the net has what you want, but of course you must pay. Realtors (r) have what you need too, but we have homes, families, etc., that we must make money to pay for, too. please do not hold it against us for working for you to make an honest buck. we work very hard, very.

In Texas, the state Real Estate Commisson has a web page with free real estate forms. Your state might have something similar.

why? a buyers agent will work for you for free to get the best price for you based on comps in the area, and getting personal information from the seller on the real esate agent MLS.
