In my area, annual inspections are the standard. However, the property manager and owner can agree to whatever interval they choose.

More frequent inspections can do more harm than good if a solid tenant is in place, since no one wants to find the property manager on their doorstep every time they go out to get the newspaper.

The property manager's job is to establish a reasonable interval with the owner that respects the tenant's privacy yet keeps the owner apprised of the property condition and any maintenance needs.

Insurance companies are requesting that owners of properties inspect their property every 2 months for grow-ops. If they don't they can be liable for all damages and costs of law enforcement called out to close down the property. A property manager might take on this responsibility if requested and paid for by a landlord who hires them.

This is something fairly new and these requirements are just being put in place as we write this.

Your area might not enforce these new regulations. But be assured it will be coming your way...it is a sign of the times!

Our leases allow for inspections once a month, but we usually only go in if we suspect a problem.

Whatever period you decide on, make sure you put it in your lease. You will still need to give reasonable notice (as defined by your state) before you enter.

IF YOU SUSPECT ABUSE OF THE PROPERTY I MAKE UP AN EXCUSE TO INSPECT ON ENTER THE RESIDENCE. LIKE TO CHECK FOR LEAKS UNDER THE SINK. GARBAGE DISPOSAL ETC. PROPER OPERATION OF THE APPLIANCES, STOVE ETC. SAFETY CHECK FOR SMOKE DETECTORS FOR BATTERYS WHICH IS THE BEST DODGE IN ORDER TO ENTER MOST AREAS. CLEANING THE FORCED AIR FURNACE IN THE GRARAGE TO LOOK FOR FLAMABLE SOLVENTS AND PROHIBITED CAR REPAIRS ETC. METH CHEMICALS.
