You would end up having to pay the agent's commission anyway. Even if they had nothing to do with the sale and did no work.

There are very few legal reasons to get out of a listing agreement with an agent.

You have to let the contract expire, hope you didn't sign a real long contract!

Most agents are smart enough to have had you sign an "Exclusive Right to Sell Listing." This means no matter what happens or how it happens during the Listing Period, if the property transfers, the Listing Agent gets the agreed comission. There is a problem that goes further beyond the LIsting Period. Look at your agreement and see how long after the expiration of the Listing Period the agent can still receive a comission if the buyer showed interest in the house during the listing period.

The only real thing you could do is ask them to waive the cooperating broker's commission, and only keep their listing fee. Otherwise, you have to pay them full amount. You signed a legally binding contract. So ask your agent.

You would have to pay the agent the commission you would have had to pay him if a real estate agent sold it.
