Renting my duplex out to a friend. They trashed the place, I had to evict them, take them to court. Never trust friends because they think you're rich and will take care of it.

I'm a realtor and my biggest mistake was renting to my best friend when she got divorced. I finally just sold the property because she wouldn't pay rent. I would of kicked her out but I just couldn't do it to her two kids that lived with her. They had no where to go. Never rent to friends or family. That's unless you want to end the friendship.
