Technically the rules for this are set at the state level.

As a general rule you can sell as many as you want without a license if you are the principal. This means that you have a stake in the property such as being an owner.

In all states you can not broker a deal between a buyer and a seller where you are not a principal and expect to be legally paid for your services. That is being a broker and you need a license from the state when brokering real estate.

There are many ways to split hairs on this. Holding a contract to buy and then selling the contract normally makes you a principal in the transactions. 1 or more states want to argue that you are brokering a deal but dressing it up with a contract.

Do check the state regulations for the state where the property is located. Do not expect that agents know the law as they rarely study the details in this specific area. At the same time a good real estate attorney will know the differences and what evidence needs to exist to prove the situation one way or the other.

Only ones you own. If you sell other peoples homes you need a license. Check with your state Real Estate Commission. You may be breaking the law.

That depends on your state. You should contact your state real estate commission to get the correct answer for that. I believe in MD it is 6 homes a year before you must be licensed.
