Hi,

You need to take your Landlord to a rent review you are legally allowed to question rent increases. You should speak to the RICS they have a website and they can give you advice. You would get your property surveyed to determine its true rental value and then an arbitrator would determine the rent.

Alternatively you can negotiate a rental period and a guaranteed no increase lease for x years if you are intending on being there some time.

Did you have a Solicitor check the Lease Contract before you signed it ?

If so, go ask then why they never mentioned this possibility to you ... if not, well, you will next time.
