My 12 month lease says that the lease may be terminated by either party with 30 days written notice.
So where do I stand if the landlord wanted us to leave in 30 days before the 12 months are up and we do not want to leave?

You would be standing outside in 30 days...your actually lucky if you needed to brake the lease you could ...some leases require you have to pay for the term even if you move out.. so your at benefit as much as him.

Are you sure the 30 day notice provision isn't intended for after the end of the 12 month period? Generally leases are written so they create a month-to-month tenancy when the initial period of the lease expires. And generally they have a provision that during that month-to-month tenancy, either party can terminate with 30 day notice.

The point of signing a lease is to matain a lease for the time specified...I dont believe that he can give u 30 days notice b4 the lease is up~!I would definatly contact a lawyer~!If u are in the 11 month of ur lease then they can give u 30 days~!

I don't think he cannot ask you to leave till at least 30 days before the lease is up. If you do not leave on the requested date he can have you evicted (which stays on your record and will make it difficult for you to find another apartment).

Sounds to me like you're out of luck if what you described was written in the lease that you signed. You should have tried to negotiate that out of the lease before signing it.

Sorry, but you need to start looking for another place. You signed the lease and it is legally binding on both parties. Best of luck with that and God Bless You!!!
