On a rental application where it asks for personal references, what kind of references are they looking for? (Can it be extended family, or is it best to use non-family such as friends?)

I like to see non-related people listed as references. The idea being to get a feel for whether other people consider you reliable and trustworthy. At my company we do not involve these references if there is a payment or collection issue - with the possible exception being an employer if you were still working for them.

Either. Personal references are just people who an attest to your character. But, find out if they plan to use your references to track you down if you skip out on payment!

Simple answer: Family, friends, co-workers, church members, and maybe your boss.

People who could say good things about you if the landlord wants to check. Shows that you are established.

More helpful if you later go missing. Folks the landlord can reach out to when they try to find you for the missing rent.

Also people who can be called if you are hurt and someone needs to be notified.

They are looking for people who would know where you were, in the event that you skipped out on the rent. The references would maybe tell them where you were...

people that can say what kind of person you are and if you pay your bills on time family is OK
