Start putting the complaints, repair requests and concerns in writing. In California, if a landlord isn't fixing certain things, it may be considered "constructive eviction" in which case you could move and terminate your lease early and without penalty. There are a lot of tenant's rights attorneys that for about $75 will write a letter to your landlord that will make him sh*t a brick.

Go to the office of Tenant's Rights & have them check things out. It may not be called that specific thing in your area but all states have them. If landlord still doesn't fix things, then he is the one breaking the lease. Make sure everything is documented & make sure he gets copies of everything. That way , if he throws you out, tries to keep your things or your deposit, you've got yourself covered. Either you can sue him or he can sue you but you'll have proof.

How are you contacting them? To make it legal write up a formal letter to the respective office and make a copy. Legally they have to respond and take care of issues within 30 days or you can sue, get credits etc.
